The central Indiana housing market offered buyers more choices in August as available inventory increased 17.8% from a year ago, while home prices remained relatively steady and pending home sales moderated, according to F.C. Tucker Company.
In Shelby County, housing inventory increased by 24.8%; pended home sales increased 6% year-over-year; and the median home sale price was $249,999, a 3.7% increase compared to this time last year.
Homes in Shelby County spent nine more days on the market than this time last year for a total of 30 days.
Here is a look at the central Indiana housing market:
- With 2,976 homes leaving the market, pended home sales decreased 4.3% compared to August 2025 and decreased 1.7% compared to last month.
- Available housing inventory increased 17.8% compared to August 2025 and increased 2% compared to last month.
- Homes sold in a median of 18 days, spending three days longer on the market than this time las year.
- The median home sale price for the 16-county central Indiana region was $320,000 – an increase of 1.6% since last year.
In August 2026, 2,976 central Indiana homes were purchased, a decrease of 4.3% compared to this time last year.
- Hancock County had the greatest increase in pended home sales in August 2026, up 27.4% compared to this time last year.
- Brown County pended sales had the greatest decrease, with 35.5% fewer homes sold compared to August 2025.
Central Indiana year-to-date home sale prices increased 1.9% overall in August 2026.
- Jennings County recorded the largest year-to-date median home sale price decrease, down 7% to $200,000.
- Hamilton County had the highest year-to-date median home sale price in the region at $475,000
- Homes sold in 18 days, spending three days, or 20%, longer on the market than August 2025. Brown County homes sold seven days, or 19.4%, faster than this time last year, leaving the market in 29 days.
Central Indiana experienced a 17.8% increase in overall available home inventory in August 2026, compared to August 2025, with 1,131 more homes available for sale.
- Madison County had the largest inventory increase -- up 59.7% compared to August 2025
- Jennings County had the greatest inventory decrease in the 16-county central Indiana area compared to this time last year, down 40.7%.
“Growing inventory is creating more opportunities for buyers across central Indiana, with more homes to choose from and greater flexibility as they navigate the market,” said Jim Litten, CEO of F.C. Tucker Company. “Higher mortgage rates remain an affordability challenge, but home prices are relatively steady and buyers can be more deliberate in their decisions. As we enter the fall market, buyers have more choices and more time to make thoughtful decisions than they did in recent years.
“For sellers, strong home values remain a positive, but today’s market requires strategic pricing and preparation to compete for buyers.”
