October residential real estate market remains active

Shelby County’s median home sale prices continue to decrease.

Central Indiana home sales and inventory both increased in October, with homes selling at a steady pace, according to F.C. Tucker Company in a media release.

Pended home sales increased 0.6% compared to October 2024.

Available housing inventory increased 24.9 % compared to October 2024.

Homes spent three days longer on the market than this time last year, selling in 16 days.

Compared to October 2024, the median home sale price for the 16-county Indiana regional increased 3.4% to $305,000.

  • Shelby County recorded the highest year-to-date median home sale price decrease, down 3.2% to $242,000.
  • Hamilton County had the highest year-to-date median home sale price in the region at $459,650.
  • Homes sold in 16 days, spending three days or 23.1%, longer on the market than October 2024. Boone County homes sold one day, or 7.7%, faster than this time last year, leaving the market in 12 days.

In October 2025, 2,748 central Indiana homes were purchased, an increase of 0.6% from the 2,731 sold in October 2024.

  • Brown County had the greatest increase in pended home sales in October 2025, up 60% compared to this time last year
  • Putnam County pended sales had the greatest decrease, with 23.4% fewer homes sold compared to October 2024.

Central Indiana experienced a 24.9% increase in overall home inventory in October 2025, with 1,387 more homes available for sale.

  • Hancock County had the largest inventory increase – up 50% compared to October 2024.
  • Jennings County had the greatest inventory decrease in the 16-county central Indiana area compared to this time last year, down 13.2%.

“We typically see the market cool slightly as winter approaches, but central Indiana’s residential real estate market continued to be active during October,” said Jim Litten, chairman and CEO of F.C. Tucker Company. “While many areas of the U.S. are seeing home sales slow significantly, central Indiana homes are spending only 16 days on the market. Plus, buyers continue to benefit from increased inventory and stable prices.”

Shelby County Statistics:

  • Shelby County had 46 pended single-family and condominium sales in October 2025 compared to 45 in the same month in 2024
  • Shelby County’s active listings inventory in October of 2025 was 123 compared to 93 in October 2024 – a 32.3% increase.
  • The median sale price of a home in Shelby County dropped from $250,000 in October of 2024 to $242,000 in October of 2025.
