The February residential real estate market in central Indiana saw a small increase in pended home sales, as prices remained stable and inventory continued to increase – a positive outlook headed into the spring season.
According to F.C. Tucker Company:
- Pended home sales increased 0.6% compared to February 2025, with 2,556 homes leaving the market
- Available housing inventory increased 17.8% compared to February 2025
- Homes sold in a median of 42 days, spending 13 days longer on the market than this time last year
- The median home sale price for the 16-county central Indiana region was $295,000 – the same as in February 2025
- Jackson County had the greatest increase in pended home sales in February 2026, up 65.2% compared to this time last year
- Brown County pended sales had the greatest decrease, with 30.8% fewer homes sold compared to February 2025
Shelby County had 59 pended single-family and condominium sales in February of 2026 compared to 41 in 2025.
Central Indiana year-to-date home sale prices increased 1.7% overall
- Decatur County recorded the largest year-to-date median home sale price decrease, down 14.9% to $277,500
- Hamilton County had the highest year-to-date median home sale price in the region at $445,000
- Homes sold in 42 days, spending 13 days, or 44.8%, longer on the market that February 2025. Montgomery County homes sold 18 days, or 52.9%, faster than this time last year, leaving the market in 16 days.
Central Indiana experienced a 17.8% increase in overall available home inventory in February 2026, compared to February 2025, with 743 more homes available for sale.
- Jackson County had the largest inventory increase – up 60.7% compared to February 2025
- Morgan County had the greatest inventory decrease in the 16-county central Indiana area compared to this time last year, down 63.3%
Shelby County’s inventory rose from 71 in February 2025 to 98 in February 2026. The median sale price increased from $244,500 to $246,245 in that same time period.
“February’s residential real estate market was more active than we typically see this early in the year, and we’re also pleased to see inventory continue to increase throughout the 16-county central Indiana area,” said Jim Litten, F.C. Tucker Company Chairman of the Board and CEO. “With mortgage rates at a four-year low, we anticipate a continued uptick in home sales as we move into spring.”
