The Building Commissioner for the City of Plymouth issued an Unsafe Building Order on January 29th for 310 North Michigan Street in the city’s downtown district.
During Monday’s Board of Public Works and Safety meeting, Dennis Manuwal informed members that he had been contacted late last year by a tenant who complained that their unit was without heat. They were using electric heaters because they had been told the boiler system was broken.
An electrical contractor contacted the office but never spoke with the Building Commissioner. Mayor Listenberger received another complaint, prompting the Building Commissioner to inspect the downtown building again on January 16. He discovered that some office spaces used electrical cords running to the basement. He ordered building maintenance to rectify this by January 24. Maintenance stated they needed to work around office hours and were given until January 28 to resolve the issue. Nothing was done, resulting in the Unsafe Building Order being issued along with a list of repairs to be made. They have until March 14th to complete the repairs.
The required repairs are: 1. Address electrical issues within the building, open junction boxes, and replace extension cords with permanent wiring. 2. Clear storage from under staircases. 3. Repair the heating system inside the building. 4. Fix the roof structure to safeguard the building. 5. Restore the exterior masonry on the building's west (front) side to prevent it from collapsing. 6. Ensure a portable fire extinguisher is available on every floor.
The property at 310 North Michigan Street was sold to 310 N Michigan LLC, which has a mailing address on North Eddy Street in South Bend, on June 7, 2022, for $425,000. The South Bend Management Company has been paying the property taxes.
