Members of the Plymouth Plan Commission approved an application to rezone the property at 1117 West Madison Street from R-3 Traditional Residential District to C-1 General Commercial on Tuesday.
George and Linda Holzwart, the owners of the property, said a commercial operation has existed in that location for 71 years. In the early 2000s, the city completed a mass rezoning to align with adjacent properties, and this lot was changed. Holzwart purchased the property in the 70s, and his lot has been taxed as a commercial property.
There were no comments during the public hearing, and the Plan Commission unanimously voted to send a favorable recommendation to rezone the property back to commercial.
The Plan Commission also granted Mike and Joyce Relos an abatement of development standards to waive the requirement to install sidewalks on the parcel on State Road 17 and Glenn Overmyer Drive that is being proposed as a new residential development through Garden Court. The developer will provide easements and access on the property for a sidewalk, path or trail with the responsibility of cost belonging to the city.
The waiver of the sidewalk was approved by a 6-3 vote. Randy Longanecker, Dan Sellers, and Paul Wendel voted against waving the sidewalk requirement.
