The Shelbyville Common Council approved a development agreement for a proposed new apartment complex and granted three tax abatement requests at its Monday meeting at City Hall.
DJM Investments, LLC is purchasing a parcel of property along Progress Parkway with the intention of building an apartment complex.
The 6.95-acre site at the western corner of Highpointe Boulevard and Progress Parkway will contain eight buildings with 18 market-rate units per building (144 units total).
The total estimated investment by DJM is $35 million.
The individual units will be approximately 900 square feet and will include a washer and dryer. The final phase of the project could include a clubhouse and pickleball courts.
DJM received three development standard variance approvals at the April Board of Zoning Appeals meeting. A site plan has not yet been presented to the Common Council or the Plan Commission.
Hug Engineering, Inc., a Columbus-based company, is opening a Shelbyville facility at 1703 McCall Drive. Hug is a supplier of zero to low emission equipment in the form of aftermarket exhaust treatment systems for gasoline, ethanol and diesel engines, according to the company’s attorney Eric Glasco.
Hug’s 10-year tax abatement was approved Monday on the purchase of $1.2 million in new manufacturing equipment.
While there will be current employees of Hug in Columbus coming to the new facility, the company expects to have 37 full-time employees in Shelbyville.
Hug is targeting a July 1 ribbon cutting ceremony.
KN Platech America Corporation, 1755 McCall Drive in Shelbyville, had a 10-year tax abatement approved on the purchase of $2,830,000 of new manufacturing equipment.
The company is installing two new pieces of equipment that will help support contracts with the Japanese automotive industry.
The equipment could add as many as 12 new employees by the end of the year.
PMC Smart Solutions, LLC, 1451 S. Miller Avenue, was granted a 10-year tax abatement on $127,568 worth of new manufacturing equipment.
All three tax abatement requests received positive recommendations from the tax abatement committee.
In other council business Monday, the nearly 5-acre parcel of property at 2205 N. Michigan Road was rezoned from single family residential to industrial general to be utilized for storage and offices as development occurs at the site.
