Birchmeier Rentals appeared before the Plymouth Plan Commission on Tuesday evening with a request to amend the zoning map from a C-3 Corridor Commercial District to an R-4 Multi-Family Residential District. The property, located at 1425 West Jefferson Street, spans 3.1 acres.
Plymouth Plan Director Ty Adley told Plan Commission members the Birchmeiers plan additional development of the property. He presented a 1994 plan for the property and said they won’t be able to fully complete the plan because a pole barn now sits on the site, which will remain. Adley said there was a concrete slab from the Park Jefferson Apartments development that Birchmeiers took advantage of and placed the pole barn on it.
The plan is to add two to six additional duplex buildings, depending on the housing need and construction costs. The first two duplexes will be on the north side of the property.
The Technical Review Committee had no red flags for the proposal and recommended a favorable recommendation along with the city’s planning staff.
There were no comments during the public hearing, and the motion was made to send a favorable recommendation to the Plymouth City Council for final approval.
