A local businessman has been approved for a city grant to renovate a decades-old car wash building on Plymouth's east side.
The Plymouth City Council last week approved a Commercial Revitalization Rebate Program grant for Chuck Houin and LGH Enterprises LLC to assist with improvements to the commercial property at 821 Lincolnway East, commonly known as Car Wash @ 821.
The Commercial Revitalization Rebate Program reimburses commercial property owners 50% of qualifying exterior improvements, with a maximum award of $10,000.
Houin's renovation project totals $51,845 before tax. Upon completion, he will receive the maximum reimbursement of $10,000 from the grant program.
According to the application, the building was constructed in the mid-1960s and has deteriorated significantly over the years.
Houin detailed multiple issues requiring attention: rusting and damaged siding in several areas, doors that don't seal tightly, creating energy loss, deteriorating wood around garage doors due to water exposure, and outdated electrical systems and signage.
The renovation will include installing an awning over the entry door and adding masonry stone décor around the building to improve its appearance, in addition to addressing the structural and functional issues.
"By upgrading the building, it will enhance the east corridor of Plymouth, keeping our city bright for the future," Houin said.
Houin received quotes from K Graber Construction of Amboy and Primetime Roofing & Construction of Nappanee. He selected Primetime Roofing & Construction to complete the work.
