The central Indiana residential real estate market saw increased pending sales in April while inventory continued to expand and home prices held steady amid the busy spring home buying season, according to F.C. Tucker Company, part of the Howard Hanna family of companies.
- With 3,748 homes leaving the market, pended home sales increased 11.9% compared to April 2025 and increased 11.4% compared to last month.
- Available housing inventory increased 23.4% compared to April 2025, and increased 11.5% compared to last month.
- Homes sold in a median of 22 days, spending six days longer on the market than this time last year.
- The median home sale price for the 16-county central Indiana region was $310,000, a 1.6% increase compared to April 2025.
Shelby County saw a significant increase in home sales. The residential real estate market in Shelby County experienced the following in April 2026:
- Pended home sales increased 61.5% year-over-year
- Available housing inventory is the same as this time last year
- The median home sale price was $248,999, a 4.6% increase compared to this time last year
- Homes in Shelby County spent 19 more days on the market than this time last year, selling in 44 days.
In April 2026, 3,748 central Indiana homes were purchased, an increase of 11.9% compared to this time last year.
- Jackson County had the greatest increase in pended home sales in April 2026, up 72.7% compared to this time last year
- Decatur County pended sales had the greatest decrease, with 38.5% fewer homes sold compared to April 2025
Central Indiana year-to-date homes sale prices increased only 0.2%overall.
- Jennings County recorded the largest year-to-date median home sale price decrease, down 7.9% to $199,000
- Hamilton County had the highest year-to-date median home sale price in the region at $456,080
- Homes sold in 22 days, spending six days, or 37.5%, longer on the market than April 2025. Montgomery County homes solid six days, or 31.6%, faster than this time last year, leaving the market in 13 days.
Central Indiana experienced a 23.4% increase in overall available home inventory in April 2026, compared to April 2025, with 1,099 more homes available for sale.
- Madison County had the largest inventory increase – up 55.5% compared to April 2025
- Brown and Morgan counties had the greatest inventory decreases in the 16-county central Indiana area compared to this time last year, both down 11.7%.
“April brought momentum to the central Indiana housing market as the spring home buying season continues to ramp up,” said Jim Litten, CEO of F.C. Tucker Company. “Pending sales increased as a strong pace, inventory levels continues to grow and home prices remained stable year-over-year. Buyers are benefiting from increased selection, while sellers are still seeing steady demand across the market.”
