As the central Indiana housing market reached the halfway point of 2026, it saw growing inventory, a record median home sale price and pending home sales exceeding last year’s pace, according to F.C. Tucker Company.
With 3,291 homes leaving the market, pended home sales decreased 8.4% since last month but increased 4.3% compared to June 2025.
Available housing inventory increased 14.9% compared to June 2025 and increased 7.7% compared to last month.
Homes sold in a median of 18 days, spending four days longer on the market than this time last year.
The median home sale price for the 16-county central Indiana region was $323,250 – an increase of 1% since last year – and an all-time high in central Indiana.
The real estate market in Shelby County experienced the following in June 2026:
- Pended home sales decreased 2% year-over-year
- Available inventory increased by 4.8%
- Homes in Shelby County spent 14 more days on the market than this time last year, selling in 35 days.
- The median home sale price was $344,950 – a 2.1% increase.
Central Indiana year-to-date home sale prices increased 1.6% overall.
- Jennings County recorded the largest year-to-date median home sale price decrease, down 9.1% to $199,000
- Hamilton County had the highest year-to-date median home sale price in the regional at $474,900
- Homes sold in 18 days, spending four days, or 28.6%, longer on the market than June 2025. Putnam County homes sold nine days faster than this time last year, leaving the market in 17 days
Central Indiana experienced a 14.9% increase in overall available home inventory in June 2026, compared to June 2025, with 869 more homes available for sale.
- Madison County had the largest inventory increase – up 60.4% compared to June 2025.
- Jennings County had the greatest inventory decrease in the 16-county central Indiana area compared to this time last year, down 13%.
“As we enter the second half of the year, we are seeing a very healthy central Indiana housing market,” said Jim Litten, CEO of F.C. Tucker Company. “Inventory is growing, buyer demand remains strong and the median home sale price reached a record high in June, reflecting the long-term strength of our market. Those strong home values are allowing many sellers to use the equity they’ve built to purchase their next home, while buyers are benefiting from increased inventory. Together, those trends are fueling strong market activity.”
